A structural building survey is particularly recommended for period or larger properties. As part of your survey, we will conduct a thorough inspection of the entire property including all accessible areas. The report will advise on all elements of the building including roofs, walls, floors, windows, services and finishes. It will also comment upon possible structural movement, damp, timber decay and breaches in planning or building regulations. In addition to identifying such issues the report will provide budgeted remedial works including a prioritised summary.
We carry out surveys for private individuals purchasing their own homes, for investment companies purchasing mixed developments as well as existing owners of residential estates. We have extensive experience from Listed period properties through to high rise new builds.
When entering into a commercial or residential lease, obtaining a schedule of condition is a wise decision. We will produce a detailed written and photographic record of the current state of the property. If that property deteriorates during the lease or is altered, this schedule can be referred to as means of resolving any disputes over whether repairs are necessary and whose responsibility they are. If you are a landlord, we can assist you by preparing schedules of dilapidation to ensure the tenant has fulfilled their obligations and that you are adequately protected under landlord and tenant legislation.
