An investment client instructed us to survey a mixed commercial and residential asset on Wimbledon High Street. Containing three 2 storey retail units with 3 storeys of residential flats above. Smith Baxter produced a detailed full structural building survey including budget costs for the identified remedial works as well as a separate fire reinstatement report. Firestopping issues were identified above the commercial suspended ceilings and wide spread issues with the external windows.
The residents wished to remodel their aging and uninspiring communal areas of this prestigious residential tower overlooking the Thames. Smith Baxter were engaged to oversee the instruction of competing interior designers before specifying the chosen scheme and overseeing the remodelling works. This involved altering the layout of the carpark basement approach by introducing an enlarged opening with concealed door as well as new oak & powder coated screens to the adjacent service areas. The ground floor entrance received new marble effect tiling and modern oak strip panelling. The remainder was recarpeted and decorated with a new paint scheme.
Warrenne Way is a Grade II listed former Victorian school building which has been converted to residential units. The condition of the roof could not be fully assessed from ground level. Smith Baxter therefore utilised a drone survey to fully map the condition of the roof. Having produced a CAPEX plan with this information Smith Baxter have subsequently completed a programme of repair and redecoration works. Which came in on time and budget.
Smith Baxter were instructed to produce a 15 year CAPEX Plan by the managing agents for a residential estate on the former site of Courage Brewery. Consisting of a mix of converted former warehouses and later modern additions. A CAPEX plan is used to plan the future capital expenditure required to maintain the estate in a good state of repair and help plan future reserve collections.
